Thousands of homes, new healthcare district planned for this booming Houston-area suburb

Two master-planned communities are expanding in New Caney as developers tap into growing demand for housing and healthcare in the area northeast of Houston.

The projects are expected to add thousands of single-family homes, along with a 328-acre healthcare district in Valley Ranch. While New Caney had about 37,600 residents in 2024, that represents an 80% increase from a decade earlier, according to the latest estimates from the U.S. Census Bureau.

Expanding housing developments will draw more residents to the area as developers bet on the future of this Montgomery County suburb. Here are two projects driving that momentum.

Azalea District: Medical and mixed-use space in Valley Ranch

Valley Ranch, a 1,400-acre master-planned community at the junction of the Grand Parkway and Interstate 69, is already home to about 7,000 residents, but new projects there will accelerate its growth.

This week, Valley Ranch's developer, the Signorelli Company, announced the groundbreaking of Azalea District, a 328-acre mixed-use district planned within Valley Ranch along Azalea Boulevard east of Interstate 69.

While plans are still being finalized, Signorelli expects to anchor Azalea District with a 125-acre health and wellness development. Tenants could include clinics, urgent care centers, physical therapists and other healthcare providers.

"With the region's projected population growth, there is a clear opportunity to provide a comprehensive health and wellness destination," said Greg Wattson, senior vice president at the Signorelli Company, in a statement.

Plans for Azalea District also include 100,000 square feet of restaurant and retail space, alongside a 203-acre residential section with 359 homes.

Home sales will start this summer, with prices starting in the $300,000s. Floor plans range from 1,600 square feet to 3,200 square feet. Planned amenities include a pool, playground and trail network.

Elsewhere in Valley Ranch, the Signorelli Company expects to break ground on an 188-acre retail center, called Marketplace, this summer. The East Montgomery County Improvement District is also set to open its new convention center in Valley Ranch this summer, according to Signorelli.

Overall, the developer anticipates that 8,700 residents could live in Valley Ranch once the master-planned community is fully built out over the next several years.

The Trails development

East of Valley Ranch near the Grand Parkway and Plum Grove Road, a nature-focused 1,373-acre community called the Trails is opening its second phase with hundreds of homes and additional amenities.

Austin-based developer Castle Hill Partners is planning to build 2,000 homes in the Trails, alongside 600 acres of wooded land for trail and outdoor recreation.

Tiffany McMillan, vice president at Castle Hill Partners, said the developer was drawn to the area's proximity to the Grand Parkway and the Lake Houston Wilderness Park.

The Trails second phase includes 344 homes priced from the "upper $200,000s" to the "upper $500,000s." Homes range from 1,400 square feet to 3,900 square feet.

Construction is also underway on a 5-acre amenity campus opening later this year with a clubhouse, pools, playground and event spaces.

Meanwhile, McMillian said retail developer Fidelis Realty Partners acquired 33 acres within the Trails for a large-format retail shopping center, which is breaking ground in late 2026. Fidelis already has several pending leases at its Trails at the Parkway development, located east of Plum Grove Road in Cleveland, according to its website.
