Fidelis Realty Partners is one of Texas' largest and most successful commercial real estate companies with a focus on retail. Fidelis was formed in 2003 with a 1 million square foot portfolio of commercial properties in the greater Houston area.
With the goal of providing comprehensive services to its burgeoning commercial real estate portfolio, Fidelis has grown to over 10 million square feet, including over 3 million of that currently in various stages of development or redevelopment. While the majority of our properties remain in and around the Houston area, we now service over 60 properties in Texas, New Mexico, Louisiana, and Tennessee.
Headquartered in Houston, Texas, Fidelis also has an office in Dallas, Texas, and a satellite office in Santa Fe, New Mexico, to better serve the properties in those areas.
With a holistic view that can only be obtained through experience as developer and owner/operator, we work closely with brokers and tenants to find right-sized, right-priced locations and spaces to help ensure success. We strive for long-term relationships and know the only way to establish this is through continued support and service throughout the longevity of a partnership.
As a developer and owner/operator our holistic view allows us to work closely with brokers and tenants to find right-sized, right-priced locations and spaces that ensure success. We strive for long-term relationships and know the only way to establish this is through continued support and service throughout the longevity of a partnership.
At Fidelis, we know that a strong tenant mix isn’t the only essential element in designing a center that flourishes; that’s why we are passionate about development and property management. From the upcoming development that area residents have been waiting for, to the neighborhood center that has been a community staple for years, we are committed to creating and maintaining inviting and well-maintained facilities that we are proud to have as part of our portfolio now and for years to come. To this end, we take proactive measures to ensure our properties are highly visible, aesthetically pleasing and easily navigable. In addition, we aggressively seek ways to improve each and every center we service. Of course, we couldn’t do that if we didn’t have the right people in place.
The Fidelis team is comprised of more than 60 team members, many being experts in their field of study. Be it acquisitions, construction, leasing, legal, property management, marketing or accounting, team members work together to accomplish our sole and focused mission to maximize the value of the real estate we service, making every aspect of the commercial real estate experience a pleasant and seamless one.
So, if you’re looking for a lucrative location, attractive property, strong tenant mix, and an overall favorable experience you’ve come to the right place.

Your Partner in Prosperity
Through joint ventures and institutional partners, Fidelis Realty Partners has capital available for immediate investment. We have a proven track-record and are able to close deals quickly. While our primary focus is mid- to large-scale anchored centers, we will consider a variety of real estate investments including value added, stabilized income, and developable land projects in markets that are well-established or have proven growth potential. We look for locations that we would consider VAPS Approved! VAPS stands for Visibility, Access, Parking and Signage; so if a location is easily visible and readily accessible with room for ample parking and extensive signage then we would consider it. When Fidelis purchases an existing center, we look for these four fundamental factors and how we can add or improve them. With the addition of Fidelis Healthcare Partners, our most recent acquisition interests focus on land with potential for medical facilities.
We provide essential value creation and operational services to commercial real estate properties.
We maximize the value of the properties we serve for our tenants, partners, and communities.
We strive to be the best integrated investor, developer & operator in commercial real estate in America by value creation.

Expertise: We need intellect, education, training, and experience to be highly competent.
