Second Tenant Joins New Saint Joseph Medical Office Pavilion

CBRE announced today that Peak Ear Nose and Throat (ENT) has leased 4,738 square feet at Saint Joseph Medical Office Pavilion, a new 99,000-square-foot medical facility just completed by Dallas-based Fidelis Healthcare Partners at 1818 Ogden Street in Denver. The pavilion is the first new building on the Saint Joseph campus since the opening of the $650 million hospital four years ago.

“We are excited to welcome our second tenant, Peak ENT, a well-established Denver practice in an important specialty. We are working on leases that will bring our medical office occupancy up to approximately 45 percent. In a COVID-19 environment, we believe this is a strong testimonial to Saint Joseph’s great campus, location, and leadership team along with a building that provides a truly unique offering in the market,” said Kevin O’Neil, president, Fidelis Healthcare Partners.

Peak ENT is the second tenant to pre-lease space in the building after Children’s Medical Center committed to the project in August. Peak ENT provides comprehensive ear, nose, throat, head and neck treatments with sub-specialties in voice, sinus conditions, and hearing. The practice currently operates out of three Colorado locations in Broomfield, Brighton and Golden.

Saint Joseph Medical Office Pavilion comprises three floors dedicated to Class A medical office space as well as 10,000 square feet of street-level retail. The building also includes a fifth-floor rooftop deck with two patios, a fire pit and a 10,000-square-foot “jewel box” available for medical office use as well with scenic views of downtown Denver and the mountains.

“COVID-19 has forced all medical office users to reconsider the functionality of their space. The Saint Joseph Medical Office Pavilion is delivering at the ideal moment for providers to take advantage of the latest in modernized medical real estate,” stated Dann Burke, first vice president, CBRE.

Approximately 50,000 square feet of medical office space remains available for lease at the facility, with the flexibility to suit a variety of practice sizes. CBRE will provide project management services for the build-out, run by Tony Diganci and Carl
Holmes, and serves as the property manager with a team led by Kate Colson-Abel.

Metro Denver’s medical office building market totals 10.8 million square feet, according to CBRE research. The largest submarkets for medical office space are the Southeast (2.4 million square feet), Capitol Hill (1.1 million square feet) home to the Saint Joseph campus, and South Colorado/Midtown (1.1 million square feet).
