Food packaging maker aims to continue growth with Georgetown lease

A Round Rock-based food packaging maker has inked a 60,000-square-foot lease in Georgetown as the city far north of Austin continues to fill out its wealth of speculative industrial space with manufacturers.

USA Packaging LLC appears to be the first tenant to sign a lease at Berry Creek Business Park. The 521,000-square-foot project was developed by Houston-based Fidelis at 3000 N-IH 35 Northbound, and received initial approvals back in 2022. It has three buildings ranging in size up to 253,000 square feet, and USA Packaging appears to have taken a piece of Building 2.  

USA Packaging, on its website, boasts that it produces food containers like clamshells, cups and lids that are more environmentally friendly and customizable with company branding. It manufactures products using processes like thermoforming and injection molding. It was founded in 2025 and lists its current address in Round Rock at 18 Indian Meadows Drive.

CEO Sanjay Parikh said the company primarily works with restaurants, including Talkin' Taco out of Florida and Salad KraZe out of Ohio. The business needed a new space because of sales growth and the need to fit more machines, which can recycle up to 99% of materials by bringing it back into production. USA Packaging looked around at other cities in Williamson County but settled on the Georgetown site because it offered them the best deal.

The company currently has a 10,000-square-foot lease that ends next year. It plans to move into the Georgetown site by the end of the year, and stay in the Round Rock space until the end of that lease next year. The company has four employees and plans to increase to at least 30 in the new space within six months.

"Williamson County is really friendly for manufacturing," Parikh said. "We did a search for eight to nine months before we thought this was the right place for us. ... We are excited because Austin is a huge, huge market for food service."

Others involved with the company include Ashish Bharal, who serves as COO.

Representatives for Fidelis did not immediately respond to a request for comment.

It marks the continued flock of manufacturers to Georgetown, which is about 30 miles north of Austin with a population near 107,000 people. Others that have relocated to the city or are expanding within it include Flex Ltd., Baer Manufacturing Inc., Schunk Xycarb Technology Inc., Amazon.com Inc., ZT Systems, TSS Inc., Pegatron Corp. and Compal Electronics Inc.

Much of that was buoyed by a wave of speculative industrial development, as developers a half-decade ago aimed to get ahead of the needs of the market with larger buildings in an area rife with population growth along a transportation corridor. Data from Savills found that 1 million of the market's 1.7 million square feet of positive net absorption during the second quarter of 2026 happened in the Georgetown/Round Rock submarket.

A lot of that space continues to be eaten up with large leases. After the recent Flex lease, Georgetown Mayor Joshua Schroeder posted on LinkedIn: "We are filling up. Ready for some more industrial/manufacturing space."
