Fidelis Healthcare Partners has flexible capital and will consider a broad range of investment opportunities. On the development side, our focus is to deliver on- or off-campus medical office buildings. We also have existing build-to-suit opportunities land positions for specializations like ambulatory surgery centers, outpatient services (cancer, dialysis, ER), and integrated ambulatory care projects. We are also very experienced in supporting hospital systems and major care providers in expanding their ambulatory care network. In the acquisitions area, our focus will be on value-added opportunities where our expertise, capital, and relationships can make a material difference for both the physician and tenant experience. We are interested in both individual assets or assets within a portfolio.
Fidelis Healthcare Partners is also open to joint venture structures with hospitals and physician groups. Additionally, we have a physician investment program available on most projects which will allow physician tenants to invest in the buildings they occupy.

Alan is one of the founders of Fidelis and currently serves as President and Chief Executive Officer where he is responsible for the overall operation as well as serving as the lead for its investment and development activities. After earning a bachelor’s degree from Texas Tech University, he began his career at Price Waterhouse in Dallas and achieved his CPA certification. After receiving an MBA from the University of Texas at Austin, Alan began his career in real estate. He spent the first 15 years with Trammell Crow Company in Houston. Starting out as a leasing agent, Alan advanced to become a Senior Managing Director. While there, he was the largest retail investor and developer within the Trammel Crow Company. He left Trammell Crow to create Fidelis.
Active in an array of business activities and organizations, Alan is a licensed real estate broker, member of ICSC, and currently serves, or has served, on numerous corporate, educational, non-profit, political, municipal, and civic boards and committees including Chairman of the Houston Realty Business Coalition, Commercial Retail Council for the Urban Land Institute, Chairman of the Board for ProVision, Inc, and the Advisory Boards of Amegy Bank and Texas Tech University’s Rawls College of Business. In addition, he previously was a City Councilman for the City of Southside Place within Houston, where he resides with his wife, Cherie. He and his wife have two grown sons.
Schuyler joined Fidelis in September 2023 as Property Manager of the CHRISTUS Health Headquarters building, developed, constructed, and managed by Fidelis, in Irving, Texas. In this role, he handles the day-to-day needs and activities of the 2,000 CHRISTUS team members that call the building home. This includes assisting in managing the fitness center, food services, housekeeping, and landscape maintenance. Previously, Schuyler owned a company focusing on residential construction projects including estimating cost, project planning, and project management. Additional experience in creating a facilities manual, establishing standard operating procedures, producing a 5-year maintenance schedule, along with auditing and reworking an annual 750K budget will serve him well in this role.
While earning his BS in Geology at Texas A&M University, Schuyler proposed, designed, and constructed a state-of-the-art temperature-controlled enclosure. After graduating, he obtained his real estate license in December 2021, and currently runs a local real estate team with his wife, Anna. In his off hours, Schuyler enjoys serving in his community and being outdoors spending time with his wife and two dogs.
Headquartered in Dallas, Texas, Kevin O’Neil is the President and Chief Executive Officer of Fidelis Healthcare Partners, an affiliate of Fidelis. He has 30 years of diverse real estate experience including more than 20 in healthcare real estate. Kevin began his career in administration for Scottsdale Memorial Health which is now a part of Honor Health. He then spent several years in diverse roles with Price Waterhouse in both Phoenix and Dallas. Prior to joining Fidelis Healthcare Partners, he had a successful career with Trammell Crow Company/CBRE focusing primarily on healthcare real estate. At Trammell Crow, he played a key role in the launch and growth of Partners Health Trust which developed and owned 2.2 million square feet of on-campus medical office buildings between 2004 and 2012. As a founding partner of Trammell Crow Company’s healthcare business, Kevin had the opportunity to work directly with over 20 of the country’s 100 largest healthcare systems. At CBRE, he was also instrumental in building one of the most successful healthcare real estate services divisions in the country. He resigned from his role as Executive Managing Director of CBRE Healthcare to get back to his entrepreneurial roots by serving as the CEO of Fidelis Healthcare Partners.
Kevin earned a Bachelor of Arts in History from Williams College before moving to Arizona where he earned an MBA in Finance at Arizona State University. Kevin has lived in Dallas, Texas, for over thirty years. He and his wife, Paula, have two daughters and four grandchildren who also reside in the Dallas area.
As Senior Director - Facilities Services, Doug manages the CHRISTUS Headquarters building in Las Colinas, Texas, including day-to-day facilities management, onsite fitness center, food services, housekeeping, and landscape maintenance. The 460,000 SF build-to-suit high-rise will be home to about 2,000 CHRISTUS employees. With over 25 years of facilities management, Doug has experience managing HVAC, electrical, mechanical, plumbing, and life safety systems, as well as interior and exterior remodels, vendor management, and developing and managing operation, repair, and maintenance budgets.
Doug earned his BA from the University of Texas at Arlington. He is a Certified Healthcare Facility Manager and BOMA Systems Maintenance Administrator. He is a member of BOMA, ASHE, NFPA, and IFMA. He and his wife, Melissa, have three children and two grandchildren.
Blake joined Fidelis in May of 2021 as Associate – Acquisitions & Development in our Dallas office. Here, he assists retail and healthcare with research, acquisitions, development, dispositions, and asset management. He comes to Fidelis with consulting experience in the industry as well as experience in Sarbanes-Oxley compliance in construction, autobody repair, and asset management.
Blake received his Bachelor of Business Administration from Baylor University and his Master of Business Administration from the University of Dallas in December 2019. In his free time, he and his wife enjoy going to sporting events, trying new restaurants in Dallas, and traveling.
The team of people servicing the 460,000 SF high-rise building developed, constructed, and managed by Fidelis, for the headquarters of CHRISTUS Health in Irving, Texas, is led by Chief Engineer DJ Scott. DJ heads the engineering department managing various projects and ensuring proper maintenance and repair of all equipment, while executing plans safely and efficiently. He is a hands-on leader, scheduling, overseeing, and inspecting the maintenance work performed while ensuring minimal downtime with little to no interruption to the facility. DJ comes to us with over 20 years of experience in engineering in both office and healthcare settings.
DJ holds a license in HVAC, Electrical and Plumbing. He lives in the Dallas/Fort Worth area and has three children, one bonus child, and two grandchildren. In his spare time, DJ enjoys golf, football, Nascar, and going to the beach.
As Building Engineer at the CHRISTUS Health headquarters in Irving, Texas, Jonathan assists with operating and maintaining the building which includes preventative maintenance and repairs. He joined Fidelis in May 2024. Jonathan has strong experience in renovations and remodeling as well as safety and compliance.
Jonathan earned an associate degree in Applied Science in Chemistry from Tyler Junior College, is HVAC certified, and won the TALA Exceptional Service award in 2018. He enjoys the outdoors, fishing, hiking, rock climbing, and disc golf as well as taking his children on adventures.
