Marketplace gaining height, tenants

Just weeks after construction crews began erecting walls at the future Dick’s Sporting Goods store — marking the first visible vertical progress at the San Jacinto Marketplace site — city officials have released an update on additional tenants and timelines for the long-awaited redevelopment of the former San Jacinto Mall.

City of Baytown spokesman Jason Calder shared that walls are also rising at Sam’s Club, and many stores are on track to open by this Christmas. Confirmed incoming retailers include HomeGoods, Burlington, Havertys, Barnes & Noble, Ross, Five Below, Texas Roadhouse, Bubba’s 33, Pluckers, Men’s Warehouse, EOS Fitness, Einstein Bros. Bagels and others..

“Many of the stores plan to be open by this Christmas,” Calder said. “It’s time to get excited, Baytown, because the Marketplace is happening.”

Contracts for additional tenants are still in negotiation, with further details expected soon.

The Fidelis Realty Partners project also features the Pelican Green outdoor area, which will include restaurants, a kids’ zone and community gathering spaces. Construction is set to start soon, aiming for an early 2027 opening. New public roads through the marketplace are also nearing completion.

In related infrastructure news, the Garth Road widening from I-10 to Hunt Road continues, with one lane open in each direction during work. Drivers should anticipate delays and seek alternate routes.

The 105-acre mixed-use development, which began major construction in 2024, is progressing toward phased openings through late 2026 and beyond, promising a revitalized retail, dining and community hub for the area.
