Houston area investor takes major Fort Worth retail center

A popular Fort Worth shopping center has changed hands.

Houston-area shopping center firm Fidelis Realty Partners has purchased the Overton Park Plaza on South Hulen Street.

The almost 355,000-square-foot shopping center was built in 2008 and is anchored by Sprouts Farmers Market, T.J.Maxx, Buy Buy Baby, PetSmart and HomeGoods.

Fidelis acquired the Fort Worth retail property from Weingarten Realty Investors as part of a swap of assets.

JLL Capital Markets arranged the transaction and Weingarten’s purchase of ownership of a Houston property from Fidelis.

“These were two of the largest retail trades of 2020 in the U.S.,” JLL’s Chris Gerard said in a statement. “Despite all of the challenges the pandemic presented, this ‘swap’ demonstrates the continued investor interest for high-performing, well-located, grocery-anchored retail.”

Gerard and JLL’s Ryan West, Katherine Miller, Colby Mueck and Clint Coe worked on the transaction.
 
Fidelis already owns North Texas properties, including the Collin Creek shopping center in Plano and Rayzor Ranch Marketplace in Denton.
